CSR Sustain has deployed its AI-powered Fault Detection & Diagnostics (FDD) platform at the headquarters of AJ Bell, based in Building 4 at Exchange Quay - further accelerating the estate’s move toward data-led, high-performance workplaces.

AJ Bell’s Salford headquarters is home to a large proportion of its UK workforce and plays a central role in the company’s post-pandemic return-to-office strategy. Like many modern occupiers, the focus has shifted beyond simply reopening space to ensuring offices are comfortable, efficient, and fit for long-term hybrid use. As occupancy patterns stabilise and energy costs remain under pressure, building performance has become a board-level consideration rather than a back-of-house issue.
CSR Sustain’s FDD platform continuously analyses live HVAC and building system data, identifying inefficiencies that typically sit below the radar of traditional BMS alarms. By translating faults into clear energy, carbon, and cost impact, the platform helps facilities teams focus on actions that genuinely improve performance—supporting both operational efficiency and ESG objectives.
The deployment at AJ Bell HQ forms part of a wider transformation across the Exchange Quay estate, where multiple buildings are now adopting AI-driven HVAC optimisation. With the active involvement of CBRE as estate manager, Exchange Quay is steadily evolving into one of Greater Manchester’s most forward-thinking, data-enabled business destinations.
“We’re really pleased that AJ Bell has chosen CSR Sustain to bring advanced building analytics and FDD to Building 4 at Exchange Quay,” said Kevin Daly, Business Development Manager at CSR Sustain. “AJ Bell’s headquarters now joins several other assets across the Exchange Quay estate that are moving toward AI-driven HVAC optimisation. With the strong drive and support of CBRE as estate manager, Exchange Quay is evolving into a truly data-led place to work-setting a clear benchmark for how modern offices should perform.”
For asset owners, investors, and facilities teams, the AJ Bell project highlights a growing shift in commercial real estate: from reactive maintenance and periodic audits to continuous performance assurance. It’s a practical example of how intelligent analytics can reduce energy waste, improve comfort, and protect asset value, without disrupting day-to-day operations.
As Exchange Quay continues its evolution, AI-led building optimisation is fast becoming part of the estate’s infrastructurE, helping occupiers/owners like AJ Bell ensure their workplaces perform as well as their people do.
